The idea of earmarking different zones-commercial, residential, institutional or recreational-is basically for varied land use.
"It is to have different nature of activities which support each other. When you have commercial zones, you need to have commercial zones as defined in the Act. Though certain percentage of mixed use is allowed, 100% residential use in commercial zone is clearly misuse........
